Pros of Building Your Own Home


Discounts on materials:  Everything is cheaper and yet the quality is intact or maybe slightly better. This is possible mostly because you are working with the supplier or the manufacturer of the materials and are factoring out the logistics cost  
Everything is new: Nothing has been used before and is in prime condition and you don’t have to spend a fortune on repairs like when you buy a house you get it painted for yourself ,which is not the case when you get a house made as it is already painted to your requirements.
Annual savings: If your house and its accessories are new , you are saving precious dollars ,by omitting the costly maintenance like all your electricity bills will be under your control as everything from the sockets to the heating system are new and highly efficient.
Total Design control: This has got to be the biggest advantage of getting your own house basically everything you want in your house is already there .You don’t have to spend any additional funds refurnishing the house after you purchasing it.
Better for you and the environment: A new house may literally be better for you. A new house is less likely to have the health concerns or toxic materials of an older house – things such as asbestos, lead paint, mould, etc. And it can be built with certain materials making it better for the environment. Green appliances/Energy Star rated appliances, and more efficient toilets, plumbing fixtures and electrical fixtures actually allow you to build "green" for a more sustainable home in the long run. And you have the option to leave some space for future technology upgrades, such as home automation and solar.

Cons to Building Your Own Home


Of course, not everything can’t be pristine perfect when you build a new home. Whether you run into issues with permits or other delays, and building your own home can come with a lot of unexpected costs.
Time: One of the major disadvantage as it ‘ll take anywhere from four months to six months to build a home. This is a long time to wait and things can change while you are waiting. This can include rising cost of building materials etc
Budget constraints: You might be limited in the style of home you can build within your price range
Construction loan and permits: You might need a construction loan on the building process if the builder does not do this for you. Most builders handle the permits,but it will be a good idea to understand what is needed to ensure everything is built up to code.
Legal considerations: The agreement between you and the builder might limit your rights if there is an issue with the home-building process and you need to take the builder to court. Make sure to read documentation carefully and consult an attorney in your state for legal advice, if necessary.
